Klang Valley Landed Properties Keep Getting More Expensive. Are They Still Worth Buying?

Newer projects will also typically come with plenty of perks that cater to modern lifestyles, such as being located in integrated townships, multi-faceted access to amenities and public transport, and even eco-friendly concepts.

However, pricing remains one of the biggest challenges for homebuyers looking to secure a landed home within Klang Valley

As reported by EdgeProp, an April 2024 report detailed current housing prices and affordability trends across Malaysia, with Kuala Lumpur ranking as the most expensive place for both sub sale (RM801,557) and new unit prices (RM708,462).

Narrowing it down to conventional terrace and semi-detached homes across the country, data published by CBRE revealed that double-storeyed units in these two categories were significantly costlier in Kuala Lumpur and Petaling Jaya when compared to same-type properties in the rest of the country.

For example, in 2023, the average price of a two-storey semi-D home in Kuala Lumpur was recorded at RM3 million, while a similar type of home was priced at RM1.4 million in Seremban and RM1.24 million in Johor Bahru.

The substantial price gap between Kuala Lumpur and other regions highlights the intense demand and limited supply driving Klang Valley's property market, particularly for landed homes.

This upward trend is likely to persist due to several factors. Land scarcity in prime locations forces developers to acquire land at higher costs, inevitably leading to higher property prices. Additionally, the appeal of Klang Valley living is sustained by the concentration of economic opportunities and amenities.

As noted by PropertyGuru, rising construction costs, fueled by global supply chain issues and inflation also contribute to the upward trend in Klang Valley landed property prices. This, coupled with ongoing investment and speculation, suggests prices are poised for continued growth, making affordability a significant challenge for homebuyers.

With these things in mind, those looking to buy a new property should consider locations outside the Klang Valley for their next live-in home or investment
