Bangsar Property Still Popular Among Expats & Locals. Here's Why It's Worth The Investment
One of the hotspots for properties in Bangsar is along Lorong Maarof.
Bangsar is one of the most trendy and attractive places to stay in the Klang Valley, for locals and expats alike
The upscale suburb continues to be in high demand, attracting a diverse mix of affluent individuals and families who don't mind paying a premium for its prime location and top-notch amenities.
From retail malls and designer boutiques, to atas cafés and restaurants, Bangsar is a hub for business, entertainment, and leisure.
But, interestingly, Bangsar didn't always look like this.
It started out as a rubber plantation back in the 1900s, and was named after two of KL Rubber Co's board members, Edouard Bunge and Alfred Grisar. Eventually, the area became known as the Bungsar estate, before becoming today's well-known Bangsar.
The rubber plantation was sold in 1962, and soon after, residential properties began popping up in the area.
Now, the mature township of Bangsar features multiple neighbourhoods, including Bangsar Baru, Bukit Bangsar, Bangsar Park, Bukit Bandaraya, Taman SA, Bangsar Utama, Lucky Garden, Pantai Hills, and areas of Jalan Bangsar.
In terms of investment value, experts say that Bangsar is a "stable investment"
According to Laurelcap head of capital markets Lou Minn Yian, Bangsar is still very much a sought-after address, with increasing demand for terraced units and condominiums. Its enduring charm has also resulted in properties consistently appreciating in value over the years.
"Bangsar is still very much a sought-after address, as evidenced by the many developers searching for land bank in the area due to high demand and branding. The area has a strong association with success and affluence," said Lou.
Knight Frank Property Hub associate director Irene Leow also said the property market for Bangsar remained relatively stable even through the pandemic.
“Although the rental demand experienced a 10% to 20% drop during the pandemic, it has since bounced back to pre-pandemic levels due to the low supply of larger units in Bangsar and Damansara Heights," she said.
Besides that, Metro Home Realty Bhd executive director See Kok Loong said that Bangsar attracts both investors and owner-occupiers, including those looking to upgrade to high-end real estate.
"For investments, the returns are high and vacancy rates are low as Bangsar is one of the preferred areas for expatriates as well.
"The demand for all types of properties remains strong in Bangsar. However, the most preferred are currently high-rises, as security is a top priority now," said See.
One of the key locations is Lorong Maarof, a long stretch parallel to Jalan Maarof, which brings you through the heart of Bangsar
From old terrace houses and shoplots, to newer developments and high-rise condos, Lorong Maarof's prime location makes it a hotspot for those looking to settle in the popular suburb.
At one end of Lorong Maarof is Bangsar Hill Park, a premium high-rise concept by Sunsuria and SuezCap that blends state-of-the-art living spaces with the allure of nature.
