MRT Corp Partners IJM Land To Build Its First Transit-Oriented Development Above Cochrane MRT

The mixed-used development will be developed alongside IJM Land.

A new mixed-use development with a focus on public transport is taking shape above Cochrane MRT Station

Developed in collaboration with IJM Land, the new development, named THE LINQUE, is MRT Corp's first-ever transit-oriented development (TOD) under its Rail Plus Property strategy.

The strategy is based on the principle of placing housing, transport, and daily conveniences within walking distance so residents rely less on private cars for everyday trips.

THE LINQUE will consist of 586 serviced apartment units alongside retail spaces, with an estimated gross development value (GDV) of RM600 million

Its standout feature is a direct covered connection from the residential basement to the MRT station concourse, allowing residents to access the station without stepping outdoors.

According to MRT Corp, this is the first residential development integrated with the MRT network in this way.

Speaking at the launch, Loke said that the success of Malaysia's MRT network should not be judged solely by passenger numbers.

"The success of our rail network cannot be measured solely by the number of trains we operate or the number of passengers we carry.

"The true measure of success is the value that is created around the network," he said.

He added that MRT stations should become "more than a transport node", describing them as places that can generate investment, jobs, economic activity and vibrant communities.

Loke also said future developments should work together to improve pedestrian connectivity beyond individual project boundaries

"It is my hope that developers will work together to create connected pedestrian networks that extend beyond individual project boundaries, linking stations with surrounding buildings, destinations and public spaces," he said.

The project sits next to several established destinations

THE LINQUE's location along the Kajang Line provides direct rail access to destinations including TRX and the Maluri interchange station.

It is also close to MyTOWN Shopping Centre, IKEA Cheras, Sunway Velocity, healthcare facilities, educational institutions and surrounding residential neighbourhoods.

Beyond being a landowner, MRT Corp says it was involved in planning and designing the project alongside IJM Land.

MRT Corp CEO Datuk Mohd Zarif Hashim said the company's role extends beyond delivering rail infrastructure.

"Our responsibility does not end when a station is completed.

"It extends to ensuring the areas around our stations continue to benefit from the connectivity and opportunities that public transport creates," he said.

He added that transit-oriented developments allow MRT Corp to bring together transport, homes, businesses and public spaces "in ways that support more sustainable and liveable cities."
